Nexhat rented to the first interested party without asking questions. After three months the rent stopped, five people lived in the 2-room apartment and the place was neglected. Comparing at least two to three interested parties is far cheaper than resolving a conflict later.

05 Tenancy agreement

A written contract is your most important protection.

Clearly record the property, parties, payment method, term, deposit, service charges, duties and repair responsibilities. When in doubt, leave legal wording to a local lawyer.

06 Handover and move-in

Document the condition before everyday life begins.

The handover protocol protects both sides and forms the basis for a fair deposit settlement. Create it at move-in and again at move-out.

Note the date, time and electricity, water or gas meter readings.

Document apartment, mailbox, cellar, garage and building entrance keys.

03 · Photograph

Photograph every room, every piece of furniture and any existing defects with a timestamp.

Clarify utilities

09 Termination and move-out

A clean move-out starts with the move-in protocol.

Settle the deposit

  • No damage: return the full deposit.

  • Hand over the settlement and remaining amount in writing.
If the tenant does not move out

Terminate in writing, request move-out again, involve a lawyer and – if necessary – pursue eviction through the competent court and bailiff. Do not act unilaterally. The 2–6 months mentioned in the source text are a non-binding process orientation.
